§ 74-280. Requirements.

  • A minor subdivision of land shall not be subject to the provisions of this chapter relating to submission of plans and documents and the review procedures contained in part 3 of this subdivision, but shall be subject to the following requirements:

    (1)

    Submission to the community development/planning department three copies of a plat, showing lot dimensions, north point, names and dimensions of abutting roads or streets, whether dedicated or private, names of abutting property owners, and all easements. It is preferred, but not required, that one of the copies be in digital format that is usable by the community development/planning department.

    (2)

    A copy of the legal description of each lot or parcel being platted shall accompany the plat.

    (3)

    There shall be attached to the plat a statement by the county public health department that each lot or parcel is able to be provided with a septic tank and well, or, in the case of a lot in an area served by public or community sewer and/or water, a statement by the appropriate governmental officer that the lot can be served by the public systems.

    (4)

    All parcels to be used for building purposes shall have frontage on an existing public street. Each parcel shall consist of adequate land within the parcel to be acceptable for building, water supply and sewage disposal purposes.

    (5)

    Payment of a nonrefundable fee.
